All Prices include applicable sales taxes.

Size of Party:   rates are for 5 people or less.  For more than 5 people, add $100 per week per person or $20 per night per person for less than weekly stays.  For daytime guests the charge is $15 per day.

Minimum Stay / Cleaning Fee:   The daily rates above assume a 3 night minimum stay.  For 3 night stays, there is a $50 cleaning fee in addition to the stated rate.  For stays of more than 3 nights, there is no additional cleaning fee.

LESS THAN 3 NIGHT STAYS:  Rates for 2 night stays for peak summer are $325 / night on weekends, summer $300 / night on weekends, early/late summer are $285 / night on weekends, off season $235 / night on weekends.

Booking Deposit:  A deposit of 50% of the rent is required 10 days after booking to hold your spot.  The balance is due 2 weeks prior to arrival.

Cancellation Policy for Booking Deposit:
There is a minimum $100 admin fee for all cancellations.
- Cancellation 120 + days prior to arrival - - full refund less $100 admin fee
- Cancellation less than 120 days prior to arrival and we cannot find another renter -  deposit will not be refunded
- Cancellation less than 120 days prior to arrival and we do find another renter -  full refund less the $100 office expense fee

Damage Deposit:  A damage deposit of $400 is required 2 weeks prior to arrival.  Your damage deposit will be refunded to you after our cleaning service inspects the property for missing items and for wear and tear that exceeds reasonable levels.    Your refund will be mailed within 72 hours after departure if there is no excessive damage and the keys have been returned to us.   
Cancellation Policy for Damage Deposit:  Your damage deposit would be refunded if you cancelled your stay.

Check In:   4 p.m. the day of arrival
Check Out:   11 a.m. the day of departure
